CSC Facility

Project Overview
In January 2016, work began on the CSC Facility for Caspers Cold Storage. The primary objective was to transform a vacant parcel of land by rezoning it to allow for the design, permitting, and construction of a brand-new office and warehouse development.
The development team faced several notable environmental obstacles during the project's early stages. They had to navigate a very wet site that contained environmentally sensitive areas, as well as deal with mucky soil situated directly where the new building was slated to be constructed.
To mitigate the settlement risk caused by the poor soil conditions, the team coordinated an overbearing of the building location with soil and monitored the site until the settling subsided. Once the stockpile was removed, the building was safely constructed, allowing the team to successfully deliver a fully developed office and warehouse facility by May 2018.
Key Obstacles
• Very wet site
• Environmentally sensitive areas
• Mucky soil where the building was to be placed
Key Highlights and Wins
• Coordinated overbearing of the building location with soil which was monitored until the settling subsided. At that time the stockpile was removed, and the building could be constructed with minimal settlement risk.
